The ground floor requires complete renovation Not for sale independently Price for the whole house Euros 95,000 A compact terraced house teaming with character in the heart of a small farming village, which has a permanent population of about 25. The house is stone built with wooden beamed ceilings and exposed stonework interior. The outside of the house has been fully renovated, all stonework restored and re-pointed, and the roof is new. The ground floor which requires complete renovation, has an independent entrance and consists of three rooms, previously used for wine preparation. The first floor is reached by an outside stairway. It has been simply but sympathetically renovated and is now a cosy, snug little retreat. There is no garden attached to the house although there is a skirt at the front of the house with room for a couple of chairs and a tiny table. Opposite the house is a large common for use by everyone in the village, completely safe for children to play. All water pipes and drains to the village have been renewed in 2008.
Comments: This property is simply beautiful with a rustic charm and is a perfect refuge for the lover of all things outdoors. The hill village sits at an altitude of 700 metres within the boundaries of the Sibillini National Park, a paradise for the walker. There are no shops, no pubs, no noise other than the sounds of nature and perhaps a tractor or two but only 15 minutes away from Sarnano for it’s market, shopping, cinema, swimming pools, restaurants, mineral water spa and beauty centre. The apartment is a bargain but if you are interested in the whole house and you wish to convert the ground floor there is little or no preparatory work to refurbishment since the ground floor is stripped down to perfectly bare walls, so work could begin almost straight away. Another item which may be of interest is that the ground floor houses a wooden staircase (not in situ) so the facility is there if you wanted to convert the two apartments into one house. It’s a really good investment house, as it’s ideal for summer and winter letting with skiing so close. A perfect lock up and leave. Distances: 5 minutes to the mountains 50 minutes to the coast. 90 minutes to Ancona airport 3 ½ hours to Rome and Florence What to do: Planned walks (one day or multi-day) ~ everything from gentle slopes to seriously high ridge walks. Cycling, horse riding, trekking, fishing, quad biking, climbing, tennis, health and beauty, skiing and shopping ~ all close by.
