Casa Straffi
(not immediately habitable)

Type: An old stone farmhouse with outbuildings (in total about 610 sq. mts.) in an elevated position with far reaching green views towards the Monte Sibillini consisting of:

Main House:  2 floors

Description:  Stone built farmhouse, not immediately liveable needing total renovation.  The first floor, previously used for living, (approx. 180 sq. mts.) consists of 4 rooms.  The ground floor (approx. 235 sq. mts.) has been used for animals and storing agricultural machinery.

2 x Outbuildings:
Pigsty Approx. 35 sq. mts.
Constructed of stone and brick

Open barn:  On the opposite side of the gravel road. Approx. 160 sq. mts.

Land: About 2,000 sq. mts.  The immediate land surrounding the house and the outbuildings. The owner is flexible on this and it is possible, within certain constraints, to choose the area of land you want but there is more land available if required.

Position: Secluded position although the house sits on a small, gravel road.  You wouldn’t stumble upon this house in passing because very little does. Only the postman some days and maybe a tractor on others.

Electricity: No.  Needs to be connected to the house from 10 metres away

Water: Yes to the main house

Swimming Pool: No, but there is space to install

Access: Off quiet gravel road from main Penna/Gualdo road

Description: A large regular stone farmhouse with a stone outbuilding both for renovation and an open barn positioned facing the house on the opposite side of the road. Although the house sits aside a small gravel road seldom used, the setting is peaceful and private.  There are views from the house and the area to the side (see pic) but the back of the house can be as secluded as you like.  5 minutes away by car from the medieval old town of Penna San Giovanni with shops, restaurants and hilltop views to both the mountains and the sea.

Comments:
The house has a wash of render (common in these parts) which can be removed easily and the beautiful stonework restored.  If you are in any doubt about how a property can be transformed take a look at our ‘Before and After’ page.  (If this page is not available yet keep checking in ~ we are in the process of setting it up).  The barn on the opposite side of the road is interesting in that the volume has been approved for rebuilding.  This usually means that you are allowed to rebuild something on the site not exceeding the existing footprint.  When this is not feasible the volume can be added somewhere else.  Perhaps to the main house or to the pigsty increasing its potential as another dwelling.  This is a lovely house in an idyllic setting and really deserves a visit.

Price:  200,000 Euros

NOTE:  Looking for two properties with ideal letting potential? This is the sister house to the grand Casa Pasculi which is only 100 yards beyond on the little white road.  The owner is prepared to offer a substantial discount on both properties sold together.
